Agents go through an evaluation. It's based on sales, personality and knowledge of the legal and professional world of real estate. Their licensee must be in good professional standing and they must be in business with a top-ranked office in their area. They must also be full-time agents. .
We trust that you will love your real estate professional, but if not, we are happy to provide you with another agent that better fits your needs.
Commission paid to a buyer's agent will be required. That commission is negotiable which you can discuss with your real estate professional.
Other services which can be provided to you and added to the program you choose include (1) Professional photos; (2) Drone photography shots; (3)* staging assistance which can include furniture rental for vacant homes; (4) Help in cleaning house, removing trash, packing up, etc. Please let your real estate professional know which services you might be interested in pursuing.

One of our partner real estate professionals will place one of their company-affiliated signs on your property for a more professional appearance.
Professional showing service to assist you in scheduling appointments for real estate professionals wishing to show your home. You will control all access with the agents requesting a showing.
Extensive internet exposure for your home for sale including: The Middle Tennessee Listing Service (MLS); Zillow; Realtor.com, Homes.com, Trulia, etc., and your real estate professional and/or company website.
Your real estate professional will provide you with the Tennessee Association of Realtors paperwork which may be required for your buyer's lender, real estate professional, etc.
Real estate assistance is available for negotiating a contract, repairs, etc., These hours will be billed at $75/hour. Staging Assistance is available at $25/hour.
#6 - An total of three (3) hours of real estate assistance is included in this package. These hours may be needed for help in negotiating a contract, repairs, contract-to-close, etc. Each additional hour is $75/hour.
#7 - A real estate Sentri lockbox will be provided to you so that other real estate agents who have buyers wanting to view your home will be able to enter without your presence. These boxes give you an extra layer of security in that information on agents entering your home can be accessed, including their name and the day and time your home was accessed.
#9 - An additional seven (7) hours are added in this package, giving you a total of ten (10) hours of real estate assistance (can be utilized for market analysis, staging, home inspection response/negotiations, contract-to-close/negotiations, etc.). Each additional hour is $75/hour.
# 10 - A Professional Photographer will photograph your home (up to 30 photos will be posted with your home listing). which photos will be uploaded onto the real estate Multiple Listing Service by your agent at no additional charge.
#11 - Three (3) hours of Complimentary staging advice to maximize your sales efforts.
For homes listing for $300,000 or more, Sellers may choose to list for a flat fee of 1% of contract price. All of the services detailed in the Packages above are included, but real estate professional hours are limited to Fifteen (15) hours.. Each additional hour is $75/hour .
This option is considered full service and all real estate professional hours are unlimited. Sale options are included as detailed in the Packages above, but also include open houses, complimentary staging (very popular for vacant homes), continued overseeing of listing throughout the term, etc. If staging of home is desired with our furniture, an additional fee of $1,500 is required and paid up front. Furniture, if available, is guaranteed to stay in your home up to three months. Commission is paid at closing. If no closing, no commission will apply.
